Over 2,600 sq. ft. and built in 1984, enjoy the sound of the San Juan River right outside your back door or go upstairs and watch TV, listen to music and play pool. A cozy gas free-standing fireplace is in the living room to add that ambiance when it is cold.  You can drop a raft into the river right from your deck and float the San Juan river for about 20 miles. There are two stocked ponds in the neighborhood where you can fish with a valid Colorado fishing license.  This property is also close to the Wolf Creek Ski Area where you can ski or snowboard on groomed or ungroomed runs.

On the main floor is a living room, dining room off the living room, large master bedroom with king bed (and a TV with VCR/DVD that can be used to watch movies only), kitchen and additional dinette area.  On the upper level is a large bonus room with two futons, a TV with satellite, a pool table, another bath and two more bedrooms, one with a queen bed and one with twin beds.  Outside on the back deck next to the river is a hot tub that will seat 6-8 comfortably and a gas grill.

Pagosa has a number of great restaurants and shops.  Come to Pagosa to relax in this wonderful home in the evening and play all day long.  You can hunt, ski, snowshoe, golf, fish or ride your bike. Whatever you enjoy doing outside is within minutes of this home.
